Insurance for the lake place, and the house you rent out.
Property you own but do not live in has its own set of questions: who is there, how often, and whether they pay you. Around Kerr Lake and Lake Gaston the same house is often all three things in one year.
THE FIRST THING TO KNOW
A second house is not a second homeowners policy.
A homeowners policy assumes somebody lives there. A lake house that sits empty from October to April, a rental with a tenant, and a place you list by the weekend are three different risks, and each is written on a different form. The mistake we see most is a lake house or a rental insured as if the owner lived in it, which is a policy with a quiet hole in it.
Getting it right is mostly a matter of telling us how the house is actually used. Nobody gets in trouble for saying it is rented out in July. Plenty of people have trouble for not saying it.
WHICH ONE IS YOURS
Three kinds of second property, three different policies.
The lake house you use
A seasonal or secondary dwelling policy. It expects long gaps between visits and asks about frozen pipes, alarms and who checks on the place.
The house you rent long term
A landlord or dwelling fire policy. Covers the building, your liability as a landlord, and the rent you lose while it is uninhabitable. The tenant's belongings are the tenant's policy.
The one you rent by the weekend
Short term rental is a third thing. Most homeowners and landlord policies exclude it.
Ownership matters too. A house held in an LLC, an estate or between siblings after a parent passes needs the policy to name the right owner, or a claim can stall at the first question.
WHAT EACH POLICY NEEDS
Six things that come up on a house you do not live in.
Vacancy and seasonal use
Policies limit or exclude some losses when a house sits empty past a set number of days. A seasonal policy is written knowing that.
Frozen pipes
The single most common lake house claim. Heat left on, water turned off, or somebody checking weekly can all be conditions of coverage.
Loss of rents
When a rental is damaged and the tenant cannot stay, this pays the rent you would have collected while it is repaired.
Tenant damage and liability
A landlord policy covers your liability for the property. It does not cover the tenant's things, and it does not cover the tenant's liability. Require renters insurance in the lease.
Contents you leave there
Furniture, the kayaks, the second television. Contents coverage on a second home is often set low by default.
Docks, lifts and shoreline
Other structures coverage on a lake house usually needs raising, and on Kerr the managed water level is part of the conversation.

About short term rentals
If the house is listed anywhere by the night or the week, say so before anything else. Most homeowners and landlord policies exclude it outright, and a guest who slips on the dock is a claim on a policy that may not respond. It can be insured properly; it just has to be written that way.
THE STATE LINE
Owning across the line
A Virginia owner, a Carolina house
Plenty of South Hill families own on the North Carolina side of Gaston or Kerr, and the reverse. The property is insured under the rules of the state it sits in, by an agent licensed there. This office is licensed in both, so the lake house and the home place sit on the same desk.
One umbrella over both
A personal umbrella can sit over the house you live in, the lake house and the rental together, which is usually the cheapest way to buy real liability protection for a landlord. It needs each underlying policy at a minimum limit, which we check.
Local rules on short term rentals, permits and occupancy taxes are set by the county and change. Mecklenburg, Brunswick, Warren and Halifax each handle it differently.
QUESTIONS WE GET
Before you call
Can I just add the lake house to my homeowners policy?
Sometimes, as a secondary residence, if you are the only one using it. The moment it is rented, that changes. Tell us how it is used and we will tell you which form it belongs on.
What if I only rent it out a few weekends a year?
That is still short term rental to most policies, and most exclude it. A few weekends is enough to need it written correctly.
Who insures my tenant's belongings?
The tenant, with a renters policy. A landlord policy covers the building and your liability, not their couch. Requiring renters insurance in the lease protects both of you.
Does the lake house need flood insurance?
Homeowners policies exclude flood, and a house near the water is where that matters. Kerr Lake in particular is managed to rise. A flood policy takes 30 days to start, so it is not something to buy the week of the storm.
Can I add the rental or change the tenant through the form?
Call the office. Adding a property is a change in coverage, and coverage is not bound through the form or by email until somebody here has confirmed it.
